1 List your home in the South East Wisconsin
Metro Multiple Listings Service:

. The South East Wisconsin Metro Multiple Listings Service
has over 6,000 member agents in the 9 counties
. This does not count reciprocal agreements with the
surrounding MLSs (WIREX )more agents
. Full and Complete access to pictures, information, and
documentation on your home 24 hours a day
. This ensures that Bob Szmurlo along with thousands of
agents in your area are working to GET YOUR HOME SOLD!

2 Use Professional Real Estate Photography to
enhance the Market Exposure of your Home

. Homes with good photos get looked at closer and more
often on the internet enhancing your sales opportunities
. No Bad Realtor Photos distorting colors or detracting
from the look of your home
. I hire a professional Real Estate Photographer at No
additional cost to you. Because the better your home looks
in advertising the easier my job is.

3 Use Local & National advertising for your home:
• I believe My job is marketing properties not just listing
• Your Home will be listed on over 20 major real estate
web sites including
. Erin (my personal web site).
. Shorewest, First Weber, RE/MAX, Zillow, Trulia, & all the rest
• Your home will have a full professional photography on
all web sites and advertising
• We will also advertise your home in local publications
utilizing these to announce Just Listed, OPEN
HOUSES, Price changes and so forth.

4 Provide additional Marketing Exposure of your Home with proper signage
. Homes will have our unique Erin Realty LLC. 
sign placed prominently in the lawn
. Condos and Businesses and Restricted Communities
signage will be placed as allowed
. Multiple and Specialized Signs will be used as needed.
. Remember, a sign may not sell your home, but the sign tells the world it is available.

5 Continuously monitor your market position:
• Every 4 o 6 weeks (more often in changing markets) I
totally review your homes position in the market.
• I will give you direct feedback on what is happening
with your local market and how it affects Your Home.
• We will discuss what buyers have viewed your home
and what their feedback has been, current market
conditions affecting your home or the market in
general, and any adjustments that need to be made.
This allows me to suggest price corrections, things that
could be done to improve marketability, make
advertising changes & discuss if adjustments are
• Remember selling price is not determined by the Seller
or by the Agent, but by the market, The closer your
asking price is to the market, the greater the chance is

6 Provide Direct Communication to provide you
clarity in the entire process:

• I take the time to explain the contracts and other
documents we use along with their content so that you
understand the process and your choices.
• When negotiating I will take the time to explain to you
different option their advantages and consequences as
well as alternatives to net you the best outcome.
• I believe the more educated you are in the entire process
the easier it is for you to make critical decisions, the
better your selling experience will be, and the More

7 Utilize ShowingTime appointment center
services to set up and coordinate all showing
appointments for you:

•ShowingTime will contact you and set up each showing of your
property working with both you and the showing agent
to eliminate any conflicts of time or availability.
• Once the showing is set ShowingTime will notify me.
• All showings are tracked by Showing Desk and a
feedback request is sent to the showing agent as a
follow up
• When the showing agent responds it comes to me via
email and I can call you or we can set you up to also
get a copy of the email response.

8 Offer courteous and professional advice as to the
marketability of your home:

• YES! I WILL tell you the truth!

from telling clients what they want to hear, but from
telling clients what they need to hear.

9 Negotiate your best PRICE and conditions:
• I will guide you through the entire offer /counter-offer
process, assist you in negotiating the best price and use
contract language which could be worth thousands of
dollars to you.

10 Coordinate all financing and closing activities and
deal with the last minute surprises that ultimately occur:

• Mortgage Brokers, Loan Originators, Title Companies,
and Attorneys must be dealt with as a collaborative
• I will act as a Quarterback of this highly specialized
team to coordinate their efforts and make your closing as
painless and issue free
• I attend all closings and will be there to explain things
